Commercial Roof Restoration
Restore a sound roof instead of replacing it
Restoration adds a seamless Conklin coating system to an existing roof that is still in good shape. It is not a patch job. Done to spec, it extends the roof’s life with less disruption and less landfill waste than a tear-off.
Is restoration a good fit?
The inspection tells us whether your roof is a good fit for restoration. Not every roof is, and we will tell you if yours is not. When restoration is not a good fit, we recommend repair or replacement and explain why.
Often a good fit
Metal, single-ply, modified bitumen, spray foam and previously coated roofs with localized wear that can be repaired.
Needs a closer look
Wet insulation, widespread membrane failure or recurring leaks may point to repair first or replacement.
What decides it
What we find on the roof, documented with photos and explained before any proposal.
How restoration works
- 1. InspectWe walk the roof and document what we find. No upfront charge for the initial inspection.
- 2. Confirm the fitEvery Conklin system has to meet the manufacturer’s specifications. That can mean clearing loose gravel, minor repairs and replacing damaged sections first.
- 3. CoatBase coat and top coat form a seamless membrane over the prepared roof. A full crew can coat up to about 10,000 sq ft a day after prep, weather permitting.
- 4. MaintainPaid maintenance plans help the roof and the restoration last longer.
The system we use
Conklin’s Benchmark coating has up to 85% initial solar reflectance, settling to about 70–72% after three years of weathering.
A reflective roof absorbs less of the sun’s heat, so the air conditioning works less. Field studies have measured cooling-energy reductions of up to about 30% in some buildings. Results depend on climate, insulation, roof condition and HVAC use, so savings are not guaranteed, and in cold weather a reflective roof can slightly increase heating demand.
Benchmark elastomeric roof coatings have been independently tested and previously received Miami-Dade County product acceptance for use in high-velocity hurricane zones (NOA 13-0326.04). Current approvals depend on the specific products and roofing assembly.
